7 New Home Construction Design Trends for 2023

There’s always going to be design styles and features that gain popularity when it comes to building your new construction home. 1. Flexible Spaces 


The appeal of open-concept homes is gradually coming to a close, and most clients today prefer a more traditional home layout. However, with more designated rooms and spaces, we’re still seeing the desire for these rooms to be multi-purpose and functional in more ways than one. Whether it’s a large walk-in mudroom that doubles as a laundry space or pet grooming station, or it’s a large living area that doubles as the perfect at-home classroom for children, rooms are no longer one-dimensional in their purpose. 


2. Main-floor Primary Suites



This is a trend that has taken hold of the new construction home building arena. Primary suites are no longer being planned for upstairs, but instead, there is a massive push to have them situated on the main floor. There are several benefits to this, with some being separation and privacy from the other bedrooms in the home, as well as ease of accessibility.

3. Wood & Warmth


Design trends for newly built homes are being customized with features that hold warmth and a more natural feel. Because of this, we’re seeing a huge draw away from ultra-clean and modern designs to more organic, rustic and warm-toned spaces. Natural wood is being utilized across many home areas – in flooring, kitchen cabinetry, ceiling beams, and more. We don’t see this trend dying down any time soon.

4. Modern Bungalow Trumps Modern Farmhouse


2023 is seeing less and less modern farmhouse builds. Instead, there’s more popularity in homes that emulate a more modern bungalow feel and aesthetic. We’re finding that clients prefer a more traditional charm in their overall home’s design, as opposed to the ultra-rustic, all-white shiplap trend found in farmhouse style homes.


5. Ceiling-high Cabinetry


Pre-fabricated kitchen cabinetry is chosen less and less these days, and instead, clients are opting for more customized millwork, taking advantage of every bit of real estate within the kitchen space. Cabinets that reach the ceiling are popular, allowing for added storage for kitchen appliances and gadgets of all shapes and sizes.

6. Wide-plank Flooring


As always, wood or luxury vinyl plank flooring is the most desired flooring for clients who choose to build their new homes. The trend, however, has shifted to wide-plank flooring and away from a more narrow plank. This allows the spaces it’s used in to have a modern, clean and more open appeal overall, making the space feel larger.

7. Modern Railings


Stair railings and the railings placed on landings within the home are a new focal point in new construction. Clients are using railings as an opportunity to make a big design impact in their homes. Metal railings have seen a huge uptick and are forecasted to trend well past 2023.
